Why I’m Thankful for You

Andrea Garcia Realtor

In my heart, I’ve always known that my purpose on this planet is to make a difference for families.

Since I was a young girl, I’ve wanted to run my own business. And I’m truly grateful to have the opportunity to do that in the very state I’ve always called home.

As you know, careers aren't usually linear. My past roles include being a bailiff at the Tempe Municipal Court, a paralegal for a Mesa personal injury law firm, and a complaint mediator at the Phoenix Better Business Bureau.

Each of those jobs – plus being a mom of 4 – has helped me garner the skills to become a top realtor and a true advocate for my clients!

I found my calling while working at a local home care company. Regularly, I would get requests from adult children or an aging spouse for assistance with finding trusted and reputable estate sale companies, placement agents, reverse mortgage lenders, realtors, and the like.

Without a centralized place to send them, I found there was a dearth of people who could help with the transitions from a traditional home setting to an assisted living community setting. At this very moment, I knew real estate, specifically becoming a family transition specialist, was exactly what I was called to do.

That's why this year (and every year), I am thankful to be able to serve clients in the Valley, doing what I love and supporting families.

Trust and Relationships

Client relationships are built on trust and earning your trust is a top priority for me. Whether you’re buying a home for the first time, upsizing to fit your growing family's needs, or transitioning to a new stage of life, I am honored to be selected to assist and navigate the complexities involved in the purchase or sale of your home.

Realtor and her clients closed a deal

While some markets are slowing down, Phoenix is still hot. In this market, many buyers are waiving various contingencies like the appraisal contingency and purchasing properties with cash. It's also common to have to compete with above list price offers.

Coming in over ask or without contingencies is not an option for every buyer. That’s why I will do everything I can to get you your dream home, even if you have contingencies.

Recently, I worked with a buyer who wanted to purchase a home for his growing family. The purchase would be completed with a VA loan. We found the perfect home in the exact location he and his wife desired, but like many other homes, we were up against multiple offers, including cash offers.

Unfortunately, my client's loan approval was contingent upon selling his current home. Because VA financing protects buyers from overpaying for properties, we did not have the liberty to waive the appraisal contingency.

Despite the odds against us, we secured my client's dream home! Having an experienced realtor in his corner made all the difference.

The same was true for my client who was also a contingent buyer, as she needed to sell her current home in order to qualify for the new home. What made matters a bit more challenging (and I enjoy a challenge), was that we were looking for a very specific style of home in a specific location: one of the hottest Central Phoenix neighborhoods.

When we found the perfect home, she gladly agreed to a complete underground plumbing scope during the due diligence period. Traditionally, inspection companies only scope the main sewer line, but since the home was over 10 years old, we needed to cover our bases.

Sure enough, the attention to detail paid off! While the main sewer line was in pristine condition, the other underground sewer lines had completely deteriorated. After we obtained various plumbing repair quotes, we successfully negotiated a $30,000 price reduction for her!

Gratitude is My Attitude

This year, I’ve had the opportunity to help more than 60 families buy or sell a home and I am grateful to have been able to serve so many wonderful clients.

Buying a new home or selling the one you’ve outgrown is an important and exciting time in your life, and I am 100 percent committed to negotiating the best purchase or sale outcome for you.

I'm looking forward to what 2022 may have in store for you! If you’re ready to make a move, I would love to connect with you today.
